New Jersey Requires Additional Information to be Provided with Foreclosure Summons and Complaint and Notice of Pendency of Action

New Jersey passed a bill requiring additional information to be provided with the foreclosure summons and complaint, and the “notice of the pendency of the action” (collectively “foreclosure filings”). Under the bill, a lender or servicer must provide the following information along with the foreclosure filings: the full name, address and telephone number for a representative responsible for receiving complaints of property maintenance and code violations; and if the lender or servicer is located out-of-state, the full name, address and telephone number of an in-state representative responsible for the care, maintenance, security and upkeep of the property if it becomes vacant and abandoned. The bill also requires a lender or servicer to update the information with the Superior Court, the office of the county clerk or register of deeds, and all other parties in the event of a change to the information. The bill becomes effective July 28, 2019.
