Fannie Mae and Freddie Mac Increase Maximum Conforming Loan Limits for 2017

Fannie Mae and Freddie Mac increased the maximum conforming loan limits for mortgages acquired by Fannie Mae and Freddie Mac in 2017. The 2017 maximum loan limit for one-unit properties in most of the country will be $424,100 (an increase from $417,000). In high-cost areas (areas where 115% of the local median home value exceeds the baseline loan limit), the new ceiling loan limit will be $636,150 (an increase from $625,500) for one-unit properties in the contiguous U.S. With respect to properties located in Alaska, Hawaii, Guam and the U.S. Virgin Islands, the baseline loan limit will be $636,150 for one-unit properties, but actual loan limits may be higher in some specific locations. The increased loan limits apply to loans that have funding or settlement dates on or after January 1, 2017.
