Freddie Mac Issues Bulletin 2024-12: Selling Updates

Freddie Mac issued Bulletin 2024-12 (Bulletin) announcing revisions to the Single-Family Seller/Servicer Guide. Per the Bulletin, Freddie Mac:

  • Revised requirements related to fraud and suspicious activity, and quality control;
  • Clarified that the “Homeownership Education and Housing Counseling” section of the Supplemental Consumer Information Form (Form 1103) should be completed for any transaction where homeownership education is required;
  • Updated Guide Exhibit 4A (Single-Family Uniform Instruments) to reflect the following changes in Freddie Mac’s Single-Family Uniform Instruments: 
    • The revised Paragraph 26(a)(vi) of the Connecticut Mortgage (Form 3007 07/2021); and 
    • The updated definition of “Lender” and “Notes” in the Kentucky Mortgage (Form 3018 07/2021) and the “Transfer of Rights in the Property” paragraph.

Revisions related to fraud and suspicious activity are effective September 11, September 30, and November 4, 2024. Revisions related to quality control are effective September 30 and November 4, 2024. All other revisions are effective September 4, 2024.
